Our Insurance Products

We offer a wide range of specialized insurance products to protect your clients and their property investments

Chancel Repair

Protects the owner of a property in close vicinity to a church being liable to pay toward the cost of repairs to its chancel. Liability can apply whether the owner is aware or unknowing of the risk, even if the church is no longer in use.

Absent Landlord Indemnity

If the landlord is untraceable or cannot be identified, this will cover risks incurred i.e. rent arrears.

Regulated Water and Drainage Information Accuracy

If regulated water and drainage searches contain partial or invalid information, this will cover losses which could arise as a consequence.

Regulated Local Search Information Accuracy

Provides safeguarding against errors included in a regulated local authority search. For example, tree preservations, planning history and agreements, and flood risks.

Information Accuracy Indemnity

Broad cover for any losses incurred as a result of errors in any search information provided during the conveyancing process.

Lack of Rights of Way and Services

This covers the risk that a property lacks legal rights of access, or access to essential services, such as gas, electricity, and water.

Transfers at Undervalue Indemnity

Protection against claims which may arise because a property was sold at a lower price than its market value, for example, when property is passed on from one family member to another.

Lost Title Deeds Indemnity

Coverage if a third-party claim occurs because there is an absence of the original title deeds for unregistered land or property, for example, if title deeds or other documents are mislaid, destroyed or lost.

Manorial Rights Indemnity

Even if not apparent from the register, third-party claims can arise against registered land for manorial rights, such as grazing rights and chancel repair rights. In this case, this insurance coverage provides protection against those claims.

Absence of Easement Indemnity

Covers any loss or limitation of access or utilities because of insufficient formal easements regarding third-party land.

Mines and Minerals

Protection when the rights to mines and minerals underneath a property are held separately, and the owner of those rights could apply them potentially leading to legal issues and disputes.

Outstanding Leasehold Interests and Mortgages

Provides cover against claims that could arise from holders of prior unregistered leasehold interests or mortgages that could impact ownership.

Possessory Title Indemnity

Protection against risks associated with owning a property only due to possession instead of formal ownership, usually when title deeds are missing.

Qualified Title Indemnity

Mitigates risks from unknown third-party claims by protecting owners of land with a title registered conditional to some fault or restriction.

Good Leasehold Title Indemnity

Provides coverage around the risk that a freeholder's title to the property was invalid when the lease was permitted.

Rentcharge Liabilities Indemnity

Protects the owner of a property against any demands that may occur for the payment of historic rent charges.

Flying/Creeping Freeholds Indemnity

Protection where a property overhangs or lies underneath another property, and it doesn't have the required legal rights. Should repairs need to be carried out, this coverage can pay for costs should the adjacent property be uninsured or not have the right insurance.

Maisonette Indemnity

In some instances, the vendor of a flat or maisonette confirms that repairs and maintenance of the building are not required. However, other areas of the building need repairs and you are unable to secure contributions from other residents within the building because the lease does not feature adequate repairing provisions or the landlord fails to honour their obligations.

Planning and FENSA Indemnity

If it is revealed post-completion of a sale, that certain elements (often windows and doors) of a property lack planning or FENSA certification, this covers losses if enforcement action is taken.

Search Indemnity

General protection if searches are delayed, excluded or disclose issues post-completion.
